Mercer Home Inspections is dedicated to offering you - Quality Home Inspections - Integrity Home Inspections!  Our mission is to serve you, by delivering a prompt, thorough and professional inspection of the building for a reasonable price.  Our primary goal is to educate you on the physical condition of the home, in order to make well-informed decisions on your investment.


COMPANY PROCEDURES


 To help you understand the process of our home inspections, see the outline listed below:


  • Schedule by Phone or Website
  • Confirm - inspection type, price & schedule date
  • Recommend your attendance, and try to schedule at your convenience
  • Payment due on or before the inspection
  • Sign a Pre-Inspection Agreement before inspection, receive copy
  • Receive copy - Summary of Oregon Home Inspector - Certification Law & Standards of Practice
  • Take precaution inside & outside - house, not to disturb items, keep neat & clean, keep  as found
  • Inspections take 2-4 hours (depends on type, condition & size of house. Plus extra time allowed to assist Client with questions/answers
  • Results of the inspection are keyed into Hand Held Reporter, lots of digital photos taken as inspected


AFTER INSPECTION


  • Created Report is finished at Home Office, with many extra hours given to detail, comments, etc.
  • Standard Report has 20-30 pages (full house) and in pdf format
  • Finished report is emailed within 24 hours · should show delivered and ready to open
  • Follow-up call - if no indication the email was opened
  • Report emailed to Realtor, if authorized by Client

TYPES OF INSPECTIONS WE OFFER

What is a Home Inspection?

A home inspection is a non-invasive, visual examination of a residential dwelling, which is designed to identify observed material defects within specific components and systems of said dwelling.  Also, it will not only point out problem areas, but clarify good points about the dwelling.


Full House Inspection: 

An inspection of your home from roof to foundation;  Outside home - check exterior walls, roof, driveway, deck, etc.  Inside home - ceiling, floors, doors, windows, & all rooms.  Check attic, basement, crawl space.  Foundation & support structure, fireplace, roof systems, basement seepage, safety controls, water heater, ventilation, electrical capacity & components, structural integrity, steps &  stairs, heating system, central air conditioning system, walks and driveways, built-in appliances, plumbing system & fixtures, garages, & attached carports.

 

Re-Inspections:  

An inspection has already been  performed, and is re-inspected in order to confirm that agreed upon repairs have been satisfactorily corrected prior to closing.


Individual Component Inspection:

Component or systems inspection.   System example - such as:  Plumbing, Electrical, Ventilation.  Components, such as: Foundation, Basements, Roofs.  


4-Point Inspection:

Inspection of heating, ventilation and air conditioning of HVAC, Electrical wiring and its components, plumbing and its components, and the roof.


Pest & Dry Rot Inspection:

An inspection that reports any sign or evidences of Pest & Dry Rot.


Mold & Mildew Inspection:

An inspection Report on any sign or evidences of mold & mildew problems, in past or present. 


New Construction Inspection:

Performed at the end of  the completion of construction, and prior to the final walk-through. 


Draw - Construction Inspection:  

A draw inspection is an assessment of a project to determine the appropriate amount of funds to be relinquished in order to complete the work outlined in the building plan.


Pre-Warranty Expiration Inspection:

An  inspection to verify components of the home were properly installed, and performing as intended.  These are performed during the 11th month of your 1-year building warranty.I


Investor Property Inspection:

This inspection is performed to identify defects prior to taking ownership and to negotiate repairs or price adjustments.
